What's being decided?
We are seeking your feedback about the Environmental Impact Statement (EIS) that’s being prepared for the Southern Barossa Winery and Tourist Accommodation Project (the Proposal).
The EIS explores the potential social, economic and environmental impacts of developing a five-star tourist accommodation in the Barossa Valley, approximately 3km south of Lyndoch.
Your feedback can help us safeguard what matters most as we create new opportunities for economic growth.
Background
The Proposal was initiated by a Barossa wine label looking to expand its operations by offering a winery, cellar door, restaurant and luxury tourist accommodation all on one site.
A feasibility study found strong demand for large-scale, high-quality accommodation in the Barossa Valley. The concept includes an internationally branded 5-star resort and conference hotel with around 150 rooms, alongside an expanded winery and associated facilities.
The project is progressing as an Impact Assessed Development under the Planning, Development and Infrastructure Act 2016.
As part of this process, an EIS is being prepared by the proponent, Strategic Alliance and Commercial Pty Ltd (Strategic Alliance), following early engagement with government agencies, council, local members and community representatives.

What are the next steps?
All feedback will be provided to Strategic Alliance (and their consultants) for their review and response.
The State Planning Commission will then evaluate all feedback as part of the Assessment Report and for making recommendation to the Minister for Planning.
The Response Document and Assessment Report will be published here, with the Minister’s final decision to be published on the PlanSA website.
