Palais Hotel - Potential sale of Crown land

Consultation has concluded

We are seeking feedback on the potential sale of the Crown land property known as the Palais Hotel at Semaphore to the current long term lease holder the Semaphore Palais Hotel Pty Ltd.

What's being decided?

The Minister for Climate Environment and Water has received an offer from the current lease holder, the Semaphore Palais Hotel Pty Ltd, to purchase the Crown land property at 86 Esplanade, Semaphore, known as the Palais Hotel.

If sold, the applicant will continue to maintain the property at a high standard for the public’s enjoyment. There will be no effect on the public’s access, enjoyment and use of the foot/bike path, or foreshore, as these do not form any part of the Palais Hotel Crown land. There is no intent to change the land use.

There will be no change or impact to the State Heritage listing of the building.

Should the sale proceed, the Port Adelaide Enfield Council will surrender its lease as part of the sale process.

Background

The Palais Hotel is leased to the Port Adelaide Enfield Council and is subleased to the current occupant the Semaphore Palais Hotel Pty Ltd trading as the Palais Hotel. The current occupant has held the lease since 2007 and uses the land for commercial purposes as a hotel.

During the term of the lease, the Semaphore Palais Hotel Pty Ltd has made significant improvements to the property at its own expense and has made an application to purchase the property at market value.
