What's being decided?

The draft John Rice Avenue, Elizabeth South Residential Code Amendment, seeks to rezone a parcel of land in the City of Playford council area to enable the site to be developed for medium density housing in the future.

The South Australian Government is seeking your feedback to help inform the final Code Amendment submitted to the Minister for Planning.

Background

The 12.1 ha Affected Area is located 19.5 km north-east of Adelaide’s CBD within the City of Playford, on Kaurna Country.

The Affected Area includes 9.1 ha (the primary site) owned by Renewal SA and approximately 3 ha of adjacent open space owned by the City of Playford, which is included in the Code Amendment to consider how it could be best utilised to support a new residential community.

The primary site is situated south of John Rice Avenue, Elizabeth South between Philip Highway and Commercial Road, opposite the Lionsgate Business Park (former Holden factory site). The site has a long-standing Employment zoning, but has never been developed for commercial or industrial purposes.

The proposed rezoning presents an opportunity to increase the supply and variety of housing within an existing, well serviced residential area in the fast-growing northern suburbs. Subject to final design and investigation, it’s envisaged approximately 300 homes could be constructed on the primary site.

The land rezoning is part of the South Australian Government’s Housing Roadmap, which seeks to increase the supply of land to create more homes for South Australians.

What are the next steps?

Your feedback will be considered in finalising the Code Amendment and will be captured in an engagement report.

The engagement report will be provided to the State Planning Commission and the Minister for Planning to assist with final decision-making.

Once a decision has been made, the engagement report, including all feedback received during consultation, will be published on this webpage and the PlanSA website.
